Tiny Home Types

At Amberwood Tiny Homes, we offer three main options depending on how you want to live.

Park Models are 12 feet wide and built for extended stays or full-time living in one place. Because they are 12 feet wide, they can be transported without the need for pilot vehicles—but if width isn’t a concern for you, we can build them up to 16 feet wide for extra space. Park Models are technically classified as RVs, but they look and feel like small homes with residential-style interiors. Most people set them up in RV parks, tiny home villages, or on private land (where allowed). They’re a great choice if you want the comfort of a home without committing to a full foundation build.

RV Models are built for mobility. They are 8.5 feet wide and designed to travel on the road. These are perfect for people who want to move often, whether for work, leisure, or the van life experience. RVs are lighter, easier to tow, and do not usually require permits for short-term parking, but they offer less space and insulation compared to a Park Model or tiny home.

Foundation Builds are tiny homes designed to be permanently placed on a property. They are built here at our facility, then delivered and set onto a prepared site. These homes meet local residential building codes and are considered real property, like any traditional house. They’re great for full-time living, offer better long-term investment potential, and connect to permanent utilities. This option does require zoning approval and building permits but provides the most stability.
Foundation builds are the best choice for full-time living. Park Models may also be an option where zoning allows, but not all jurisdictions permit them year-round. RV Models are better for those seeking a flexible, mobile lifestyle.
Not always. Some jurisdictions treat Park Models as permanent homes if connected to utilities, but in many places they remain classified as RVs. Always confirm with local zoning before planning full-time living.
Our standard Park Model Tiny Homes are built to 12 feet wide, which means they can be transported without the need for pilot vehicles. However, if width isn’t a concern for you, we can build them up to 16’ wide to give you even more space.

A foundation build is considered a permanent dwelling. Park Models may also be considered permanent housing in some jurisdictions, but you’ll need local government approval for zoning and utilities.
Yes! Any of our models can be converted into a foundation build, which means you can
enjoy all the benefits of a tiny home while “putting down roots” in a permanent location.
It’s a great choice if you’re looking for stability and want your tiny home to feel just like a
traditional house.
Foundation builds are secured just like traditional houses, with bolts and footings connecting the framing to the foundation. Crawl spaces are the preferred method, but screw piles can be an option. Homes on wheels can be anchored using tie-downs for stability in all weather.

Delivery

Tiny homes are delivered by truck or professional haulers. RVs can sometimes be towed by the owner, while Park Models and larger builds are often transported by specialized movers—but if you have the right truck, you may be able to move a Park Model yourself.

Every Amberwood tiny home comes with a 1-year builder warranty that covers defects and deficiencies in materials and workmanship. It’s our way of making sure you can move in with confidence and peace of mind.

It does. Our Park Models and RVs include a 1-year builder warranty, while foundation-built homes are also covered through the Alberta New Home Warranty Program as required by the province. Each type of home is protected appropriately for how it’s built and used.
Not exactly. Appliances, fixtures, and other materials come with their own manufacturer warranties, which are separate from the builder warranty. Coverage details vary depending on the brand and product.
Manufacturer warranties can range anywhere from one year to limited lifetime coverage, depending on the product and supplier. Your design consultant can help clarify what’s included with the specific products in your build.
Yes! Many of our suppliers offer extended warranty options on their products. Our sales and design team can walk you through what’s available and help you decide if any added coverage makes sense for your home.

Building Process

Timelines depend on the type of build:

RV & Park Models: Trailer production typically takes 6–8 weeks. Once the trailer is ready, the build itself takes about 4 months.

Foundation Builds: Usually completed in 4–5 months depending on size, without trailer wait times.
Yes. Foundation builds meet residential codes, Park Models follow ANSI standards, and RVs are built to RVIA certification.
